Pricing: To help us get a true understanding of your home’s value, we use a Two-Step Comparative Market Analysis process. In the first step, we tour your home and discuss your real estate goals. Because homes in our area are so diverse, this first step is vital for accurate pricing. Next we study comparable properties and the neighborhood micro-market, and only then present a price range. Launching a home on the market with the right price is essential to maximizing exposure to buyers.
Preparation: The only way to sell a home for maximum dollar as quickly as possible is to prepare it for the market. We understand what buyers are looking for, and know the small tweaks that can make a huge difference. We are there to make recommendations and help facilitate projects along the way.
Marketing: Any Cerny Team client will tell you that our marketing is totally customized for every one of our listings. Harkening back to Kristen’s days as a Fortune 500 advertising executive, we treat each listing as a product launch. In preparation, we create a marketing strategy that uses tools and tactics that we know will attract the most qualified buyers possible.

Education: All real estate markets, particularly Chicago’s, constantly change. What was true yesterday may not be true tomorrow, which is why we invest the time and energy to educate our clients on the current market conditions. This way our clients have a sense of market value and dynamics so that when we ultimately submit an offer there are no surprises.
Preparation: Many of our clients come to us unsure of what they can afford. Obtaining a pre-approval letter from a trusted lender (we are happy to make introductions!) is the best way to know your real estate budget. With a pre-approval letter in hand we are able to create a specific search, so that no time is wasted.
